    TERMS AND CONDTIONS
    • Express Living Homes reserves the right to use alternative suppliers and products subject to availability at time of offer and/ or installation.
    • This is subject to acceptance by the Builder and available for a limited time.
    • Packages are fixed and cannot be modified or credited to the Building Contract.
    • Additional costs may be incurred if base design is modified or increased.
    • The package is only redeemable with Total Eden Bibra Lake, the landscaping contractors nominated by the seller.
    • Express Living Homes will notify the client after lock- up stage.
    • Express Living Homes will contact the landscaping contractors on the client’s behalf to arrange first consultation for the landscaping to be provided.
    • The offer is personal to the Buyer (i.e. is non-transferable) and is not exchangeable for cash or any other property or services; and will expire on the earlier of:
    • 90 Days from practical completion of construction of any
    dwelling on the Property or;
    • 18 months after Settlement.

    • The offer entitles the recipient to one free consultation with the landscape architect available at Total Eden Bibra Lake only.
    • The landscape package is available at Total Eden Bibra Lake only.
    • To claim this offer, the recipient must either telephone Total Eden Bibra Lake on (08) 9434 7575 or book a time in advance and present this flyer.
    • The landscaping offer will come in the form of a gift card. The gift card is non-transferrable, exchangeable and cannot be redeemed for cash. If the purchase exceeds $5000, then the customer is responsible for paying any sum exceeding $5000. Proof of identification must be provided at the time of redemption of the gift card.
    • The Total Eden Gift Card must be redeemed in one single transaction, no credit will be given for any unused amount.
    • Prior to lock up stage the Buyer must contact Total Eden to arrange the first consultation.
    • The irrigation system (including the controller) to be provided
    is to reticulate the rear lawn area and garden beds. The cost to
    modify the system, for example, to increase the watering area,
    are to be borne by the buyer.
    • If the Buyer does not request the works to be completed
    within 18 months of the date of Settlement, this offer in this
    Annexure will lapse and cease to be of any further effect.
    • A 12-month warranty period covers faulty workmanship of the
    manufactured goods including valves, sprinklers, controllers
    and pip work.
    • Water for reticulation is to be supplied from the mains water
    supply.
    • To assist with the landscaping layout a correctly scaled copy of
    the property block/site plan must be provided to the landscape
    contractor for measuring purposed.
    • The offer in this Annexure is not transferred to a third party and
    will be of no further effect if the Property is sold or transferred
    to another party.
    • The construction of your home must be complete.
    • Any additional work requested beyond the scope of the offer will be the sole cost of the purchaser.
    • The offer is limited to the agreed value stated and cannot be redeemed for cash or any other products or services.

    SITE ACCESS
    The provision of the Rear Landscaping Promotion is subject to the Buyer providing access and assistance for the provision of the installation of the landscaping as required by the landscape contractor including the Buyer completing (or causing the completion of) the following matters;
    • Landscaping works must commence after key handover date. Works are to be agreed by the buyer and landscaper, no responsibility lies with Express Living Homes.
    • Ensuring the site is clean, free from rubbish, rubble and weed and graded to final levels (30mm below kerbs and paving)
    • ensuring that there is provision for you to extend the irrigation from the front to the rear (i.e. in the case the Buyer has paving down one side of the Dwelling or requires landscaping in any area that is inaccessible) the a 90mm PVC pipe should be installed beneath the paving and clearly marked; and
    • ensuring that there can be an irrigation control mounted to the rear of the property and that where the area beneath this is to be paved or concreted, provision (minimum 19mm pipe and draw-wire) is made for irrigation cabling.

    BUYER ACKNOWLEDGEMENTS
    • The Buyer acknowledges that there may be implications with the Buyer’s loan approval in that the financier may deduct the value of the Rear Landscaping Promotion from the purchase price and value the Property at the reduced price.
    • The Seller and the Seller’s Project Manager are not responsible for any Claim (including property damage) (however it arises) which the Buyer may suffer or incur arising out of or in connection with the Green with Envy

    Landscaping Promotion (including but not limited to a matter arising in connection and the Buyer fully releases the Seller and the Seller’s Project Manager from all Claims.
    • The Buyer acknowledges that the items listed in the package selected in may be substituted for similar items if they are unavailable at the time of installation; and the works required to provide the Green with Envy Landscaping Promotion will be completed at the same time as the front landscaping works (where applicable).
    • The Buyer acknowledges that the Rear Landscaping will be installed at the rear of the Dwelling and does not include landscaping works to the areas on either side of the dwelling.

  • GOURMET FEAST IN THE VALLEY COMPETITION

    • Ventura Home Group Pty Ltd ABN 70 0938 70618 Trading as Express Living Homes (“Promoter”).
    • The name of this competition is the “Express Living Homes – Gourmet Feast in the Valley Competition”. The promoter is Ventura Home Group Pty Ltd Trading as Express Living Homes ABN 70 093 870 618 of Level 7, 20 Walters Drive, Osborne Park WA.
    • Entry is open to permanent residents of Western Australia over the age of 18.
    • Instructions on how to enter and prize details form part of these terms and conditions. By participating in this promotion entrants agree to be bound by these terms and conditions.
    • Only entries received via the method below and received by us between 1st October 2019 31st October 2019 are eligible.
    • One entry submission per person is permitted per platform. Each entrant, must:
    (a) be over the age of 18 years;
    (b) be an Australian permanent resident or citizen; and
    (c) not be otherwise excluded from the Competition by reason of these terms.
    (d) have followed the Facebook or Instagram page ‘liked’ the competition post, and ‘tagged’ the one person they wish to bring along to Gourmet Feast in the Valley.
    • For an entry to be accepted and to allow contact, a unique valid mobile phone number and email address must be provided prior to collecting the prize.
    • Entrants may enter on both Facebook and Instagram, but they can only enter one entry per platform.
    The Promoter will be entitled to reject, and accepts no responsibility for:
    (a) late entries;
    (b) incomplete entry forms

    Any entries using a mobile number or email address used for a previous entry will be considered to be made by the same entrant and will be disregarded.     • For the purpose of the prize draw all valid entries will be entered into a computerised data base.
    • The one (1) winner of this competition will be determined by random selection from that data base using a computerised selection tool or random number generator.
    • The winning entry will be scrutinised by the Promoter after the selection of the winner, and the Promoter reserves the right to exclude any entry that the Promoter considers does not meet the requirements of these terms.
    • Should the draw winner not meet the criteria outlined in these terms then the draw will be repeated until a winner that meets all criteria outlined in these terms and conditions is drawn.
    • The prize winner must provide suitable identification (and proof of eligibility) to the Promoters’ satisfaction to be entitled to claim any prize.
    Date and Place of Draw

    (b) The winner will be announced via Facebook and will be contacted through a private message.
    (c) The winner will need to provide a correct email address and mobile phone number so we can arrange pick up of the prize.
    (d) If the winning entrant is unable to be contacted within 2 days of the draw, the entrant will forfeit the prize, and a redraw will be conducted.

    • The winner shall be responsible for any and all costs associated with collecting the prize money; including accommodation, travel and food.

  • EXPRESS MEGA SERIES: HOME + LAND PACKAGE WEEKLY REPAYMENTS

    House and land packages are subject to availability and can change without notice. Design price is based on The Autumn (12.5m) design.

    Repayments have been calculated on a purchase price of $364,000 and a total loan amount of $292,658 using a Flexi First Option 2 Year Introductory Rate of 3.59% (comparison rate 4.42% per annum) on a loan term of 30 years. Repayments are based on principle and interest payments through Westpac and are current as of the 31/08/2018.
